How to buy a house when you graduate college?

I’m still in college but I would like to get a head-start on learning what I have to do to buy a home when I graduate. My fiance and I will graduate next year, May 2011. We know where we want to live as we both have pretty much found jobs in the area and it’s also where we grew up so our families are nearby. We currently live in an apartment that my father owns, so we live there for free until we get on our feet. Once we graduate we can stay there as long as it takes us to get where we need to be financially. It’s a huge help and I am so thankful because of it. But eventually we want to get our own home. Here is some information I have about us:

–I’ll have about 19K worth of college loans when I graduate, he will have about the same or a little more

–I’ll start out making around 30K-40K a year with my communications job. He is looking to get a job with the state: mechanic, sheriff or corrections officer.

–I have pretty good credit. I have one major credit card, a cell phone, and Kohl’s Dept. Store credit card (this has a 0 balance, we pay it off every month)

–We do not have children.

–We would like to buy a house in the 100K-295K price range.

Am I leaving anything out? I can put more information if it would help?

Do you have any advice, experiences you’d like to share? Anything would be helpful. We’re just concerned about how we’re supposed to start our lives with all this college debt under our belts. We’ve been told about consolidating and FHA loans, anyone familiar with these?

Which bank has an account that is better for a college student?

I am in college and looking to find a bank that is best for me, as a college student. I have no credit history what so ever and I want to go through college debt free…any advice would be great…

How does it normally work when someone gets married to another person who has a lot of college debt?

I’m a little torn about something. My boyfriend and I are serious and are planning to get married someday. I love him dearly, but we are at different places financially. We are both in college. My parents were very good at planning things out, and have made it so that I am going to be able to come out of college debt-free – without loans. My boyfriend, however, has about two years left of school and just started to take out loans. His parents did not save money for his schooling (nor his siblings’), but they are also in a tough spot because his mom died of cancer a couple years ago. I just don’t know how I feel about marrying someone who has tons of debt. I really would like to wait until we are both financially stable. After college, I want to go to grad school right away and get my master’s degree in Education so that I can make more money as a teacher, but my boyfriend thinks I should hold off so that we can pay off his loans. I just think it’s unfair and unreasonable that I should have to work to pay off his loans when he isn’t even a good student, and there aren’t even many jobs in his area of study. Also, I hear that the longer you wait to go to grad school, the harder it becomes. But… I’m open to hearing other people’s opinions – I’m okay with hearing that I’m wrong and not being fair. Has anyone been in a similar situation? Did you marry someone with a lot of debt, how did you work out how to pay it off, and where are you now? Any advice?
In my defense, I don’t know a whole lot about loans in general and how paying them off even works. I really just want to hear how others have figured this out… who pays what and how much? It’s not like I’m not willing to help out once we are married, but I’m thinking grad school for myself before he’s even out of school!

Can you guys give me your honest advice? Is the military really a good option?

I am 21 and faced with so many decisions, especially financial decisions. I have college debt (I have not yet graduated), and I would like to pay off this debt eventually. I am being offered a car for free, but would have to pay insurance, which is more than public transportation, but a car will save me money if I end up selling it. I am thinking of investing, either an IRA account or doing regular trades, but I might also need my money if I lose my job or move. My money is just sitting in the bank. I am thinking of treating some scarring that is bothering me, but it is kind of expensive. I am considering seeing a doctor about my hair loss, but again, this is not cheap. I am trying to gain weight and get stronger, but that will cost money. I am thinking of joining the military so I can pay for college, get stronger, get health insurance, pay off my debt, learn new skills to put on my resume, and start a career, but I am opposed to what Bush is doing. So what do I do?
